Homes & Villas by Marriott is a curated portfolio of rental properties around the world.

There aren't nearly as many homes to choose from as on a site like Airbnb — but the trade-off is that all homes must meet a certain standard to be listed on Marriott Homes & Villas. Marriot vets each property before posting it on its site. For example, you're guaranteed to have high-speed Wi-Fi, an in-unit washing machine, cookware, premium linens and towels.

To boot, you can earn and redeem Marriott points (and receive elite night credits) when staying with Marriott Homes & Villas.

Marriott is currently running a promotion that gives you an extra 10,000 Marriott points when you make a reservation by Sept. 21. Here's what you need to know.

You'll earn 10,000 Marriott points for every three-night stay with Marriott Homes & Villas that you finish on or before Dec. 31 — with no limit to the number of bonus points you can accrue. You must book your stays by Sept. 21 to qualify.

  • Only fully paid stays qualify (no Cash + Points or award stays).
  • You must book directly with Marriott Homes & Villas.
  • You don't have to register for this promotion.
  • Marriott Participating Brand Residences may be featured, but they don't participate in the Marriott Bonvoy loyalty program (and therefore don't qualify for this promotion).
  • Points will post within six weeks of your completed stay.
  • If your Marriott Bonvoy earning preference is set to miles instead of Marriott points, you won't get the promotional 10,000 bonus points.

Is this a good deal?

As a Marriott member, you'll get 5 points per dollar spent with Marriott Homes & Villas. TPG valuations peg Marriott points to be worth 0.84 cents each, meaning you'll get an effective return of 4.2% when reserving your stay. That number increases if you have Marriott elite status, as you may earn up to 8.75 points per dollar, depending on your status level.

With this promotion, you're earning 10,000 bonus Marriott points on top of these earnings (worth $84, per TPG valuations). That's a nice bonus, but not necessarily an incentive to switch your stays to Marriott Homes & Villas.

Bottom line

Marriott Homes & Villas is a great alternative for Marriott loyalists who need extra space that a hotel simply cannot offer. Many properties listed are also unique and luxurious — from beach bungalows to castles — and they can certainly be cheaper than a hotel suite with comparable amenities and square footage.

This latest promotion will give you 10,000 bonus points for every three-night stay you finish by the end of 2022. That's worth an average of $84 in travel.
